Can you legally run an
Airbnb in Everett?

Yes — but Everett is genuinely different from Snohomish or Lake Stevens, and we'd rather tell you exactly how before you spend a dollar.

Owner-occupancy required. Here's what that means.

Under Ordinance 4102-25 (effective July 8, 2025), whoever operates the short-term rental — owner or manager — must live at the property 12 months of the year. There's one built-in flexibility: if it's your primary residence, you can rent the whole thing out for up to 90 days a year while you're away. In practice, that means Everett works well for a spare room, an ADU, or a primary home you travel from often — not for a pure absentee investment property. We'll tell you plainly on a call if your Everett property is or isn't a fit.

License
City business license required. Register with the city clerk's office and provide proof of liability insurance. We handle the registration.
Site limit
Max two STR sites per individual or entity, citywide. Each site is capped at 8 total guests, including any ADU.
Where it's allowed
Any zone where dwelling units are allowed — single-family, multi-family, commercial, historic business, business park, and midtown districts. No signage identifying the use is permitted.
Taxes
