Onboarding & Styling Meeting.

If you'd like to move forward, we collect a $500 deposit — fully refunded as soon as you hit 30 days of hosting with us. Then we meet at the property for a thorough walkthrough (about two hours) and cover every part of the home:
(a) Maintenance list — everything that needs to be handled before going live.
(b) Upgrade recommendations — we'll guide you toward high-ROI improvements.
(c) Legal & compliance — permits, lodging tax, HOA, insurance.
Everything goes into a single onboarding checklist. You choose what to handle yourself and what you'd like us to take care of.

Decorating & Outfitting.

Design is a critical part of a successful Airbnb. Depending on what your house needs, we can refer you to designers we work with or handle it in house. Our pricing model reviews your competitive set in real time — factoring in booking pace, occupancy trends, competitor rate movements, local event calendars, and search-rank signals across the OTAs to set your nightly rate. We optimize for RevPAN (Revenue per Available Night), which measures total calendar return rather than any single night's rate. The model tunes three variables together: nightly rate, minimum length of stay, and lead-time-based rate fencing. On discounted long-stays, we run a displacement check to make sure the booking earns more than the higher-yield short bookings it would block. Every published rate is reviewed by a person on our team before it goes live.

Our pricing algorithm pulls real-time short-term rental data across your market and adjusts your nightly rate to capture demand — holidays, local events, seasonal shifts, and last-minute booking windows. Every price is reviewed by a team member before it goes live. The goal isn't just the highest nightly rate; it's the highest total return, which often means increasing Average Length of Stay to reduce vacancy. We optimize for what actually pays: revenue per available night.

We have a team dedicated to customer service and guest relations. Guests have direct access to our team at any point during their stay. We answer all the questions guests have, including how to use the TV remote.

We work with an accountant and CPA to ensure your money goes to the correct places, and is organized in the correct form to make tax season a breeze.

We assess potential guests coming to your property for safety, cleanliness, and reliability before any booking is confirmed.

Each property boasts unique features and surrounding places that offer more to the guest than just a place to sleep. We build custom guidebooks for each listing so guests are in the know about the attractions in the area.

Airbnb regularly updates its ranking algorithm. Our team is on the cutting edge of these changes — we run in-depth research and testing to see what causes properties to rank the highest. Your home's ranking is directly linked to how much revenue it makes. Airbnb hides properties from potential guests that don't rank well. The boost in SEO and subsequent revenue our team generates often covers our management fees on its own.

Short-term rental guests don't operate on a business schedule. When something goes wrong at 11pm — a missing key code, a broken air conditioner, a noise complaint — we answer. Our team covers overnight and weekend hours so no guest is stuck and no owner gets a 2am phone call.

We protect guests, neighbors, and your space alike by watching out for unauthorized parties. You purchase a Minut sound sensor and subscription; we handle the setup, monitoring, and response.

We help you set up exterior security cameras (Wyze) around your property and monitor footage when incidents are reported — check-in disputes, damage claims, suspected unauthorized guests. Cameras are exterior-only, in compliance with Airbnb and Washington State privacy law. Owner purchases the cameras; we handle the setup and monitoring.

A smart lock at your front door means every guest gets a unique code that activates on arrival and expires at checkout — no key handoffs, no lost keys, no rekeying between guests. We manage the code roster for every booking and do unlocks for guests who forget their code.

Deep review of your live listing — photos, headline, description, amenities, pricing floor, and calendar strategy — measured against your top comps in the market.

We keep your cleaners up to date on the cleaning schedule for your home. If a guest extends their stay or a last-minute booking comes in, we call the cleaner directly so everyone stays on the same page and nothing slips. When a cleaner's car breaks down we step in and get a back up cleaner. We log videos after every cleaning so if a guest complains we know if they are making things up to get a discounted rate. You never have to deal with the stress of cleaners, that is our job.

Prefer to use our in-house cleaning team rather than trying to find one? Our vetted, trained crew handles turnover cleans to Airbnb 5-star standards — laundered linens, restocked essentials, and video documentation after every stay. Optional; you can also keep your existing cleaner.

Every 6 months, a member of our team walks the entire property — inside and out. We check for wear-and-tear, safety issues, appliance function, smoke and CO detectors, and anything that might affect the next guest's experience or your long-term property value. You get a written report with photos and a prioritized fix-list.

Running a top-performing STR requires keeping the property in superb condition. Our team coordinates all maintenance needs for your property — vendor selection, scheduling, and quality check — so you can relax knowing things are taken care of.

If a guest leaves a bad review, we contact Airbnb directly and fight to get it removed. If any damages happen to the property, or a guest tries to dishonestly obtain a refund, we handle the entire process. We are your advocates. You don't have to make a single phone call.

We have boots on the ground so you can rest assured — if anything is needed for your property to function at an elite level, one of our local managers will take care of it.

Third-party guest verification adds an extra layer beyond Airbnb's built-in checks — identity confirmation, prior rental history, and risk flags. Runs automatically on every booking. Adds friction that keeps the wrong guests out and gives the right ones nothing to notice.

For Hands-Off owners, we supply the full smart-home stack at no cost — keyless smart lock, Wi-Fi router, and Minut noise/occupancy monitor — installed and configured. Everything is owned and maintained by Stay Flourish and stays with the home while it's under our management. Homeowners on lower tiers can add these items at cost.

Between every guest, our team restocks the essentials — coffee, tea, paper products, dish soap, hand soap, salt and pepper, dishwasher tabs, dryer sheets, and laundry detergent. You never get the 'is there enough toilet paper?' text again, and your guests never write a review saying they had to run to the store. Supplies costs are paid for by Stay Flourish!

Once a month, Andrew Nutt blocks 45 minutes on his calendar just for you. Bring anything — a property you're underwriting, a listing you're second-guessing, a deal on the table, a design question, a question about the market, a question about your own portfolio strategy. It's your call. Fourth-generation carpenter, 15+ years operating STRs, exclusively yours for the hour.

Under the Hands-Off tier, we absorb the small stuff — light bulbs, batteries, air filters, cleaning supplies restock, minor plumbing calls, routine landscaping between full services. If it's under $250 and it's routine, we pay it.

We coordinate all maintenance your home needs AND we pay for the first $1,000 of maintenance on your property per year. We care for your property like it is our own.

We offer furniture damage coverage up to $10,000 per customer per year — so a broken lamp or a wine-stained sofa doesn't come out of your pocket.

What every owner asks us.
What if my house gets trashed?+
How involved you are depends on your tier. On Hands-Off, you might not even know something broke — we replace it, cover it through our furniture damage coverage or the platform's protection, and only loop you in if you want to know. On Basic and Pro, we still run the whole process end-to-end — screen guests, document the damage, file the claim, resolve it — you just approve the outcome instead of chasing it down.
What if friends or family want to stay at my house?+
Free. It's still your home — you, your family, and your friends can stay whenever it isn't booked. Just block the dates on the calendar, no fees, no charges. Most owners keep their favorite weeks and holidays for themselves and let the property earn the rest of the year.
Do you manage mid-term rentals too?+
Yes — we manage mid-term rentals as well. If a 30-plus-day furnished stay is the better fit for your property or your goals, we'll run it on the same systems and the same hands-on care we bring to every home.
How do you handle noise complaints / angry neighbors?+
We're local, so a real person answers — day or night. Depending on your tier, noise-monitoring devices can flag a gathering before it becomes a problem. But the bigger piece: we get to know your neighbors on a first-name basis. We drop off holiday baskets. We let them know we're on their side — they can call us before they call anyone else. We take being a good neighbor very seriously, and we look for ways to help them. They're the first line of defense, and we treat them like it.
Can I leave if I'm not happy?+
Always. There's a contract, but no lock-in. If you want the house back, we block the calendar so no new bookings come in — and as soon as the last reservation checks out, it's all yours. We'd rather earn your business every month than trap you in it. Life changes: sometimes you need to sell, sometimes you need to move back — we want your options open.
Will you tell me honestly if my property isn't a good fit?+
Yes — and sometimes we do. We only make money when you make money, so there's no upside in putting you into short-term rental if the numbers or the location don't support it. If a long-term lease or a different play is the smarter move, we'll say so on the call. Andrew owns both long-term and short-term rentals himself, so he can help you decide which is actually right for your property.
How is this different from Vacasa or Evolve?+
We're locally owned and operated — not a national call center. The same team runs every property we manage, we own short-term rentals here ourselves, and you get a direct cell number for real people in your county. No middleman layers, no rotating account reps.
Do you take referral fees from cleaners, handymen, etc?+
No. We don't take referral fees or kickbacks from any vendor — cleaners, handymen, contractors. Instead, you get our preferred pricing across our vendor network. Real example: a water leak that would cost a homeowner $15–20K on their own, we've had handled for $5K — because of the relationships we've built and the volume of business we send those vendors. Our only incentive is keeping your property earning and your costs down.
Where do you serve? Do you manage out of state?+
We serve short-term rental owners across Washington State — and we manage select properties out of state, too. If your home is outside Washington, give us a call: we'd love to talk it through first and make sure we're the right fit before taking it on.
