What's Airbnb management?

Someone runs the rental so the owner doesn't have to.

Airbnb management, or short-term rental management, means a company runs your furnished rental for you and gets paid a share of the booking revenue. The service exists because there's nothing passive about a short-term rental. It's an operating business. Every guest is a new transaction, every stay ends in a cleaning, and the right price tonight is often different from the right price last night.

The work splits into four parts.

Getting booked

Building the listing, photography, writing, and keeping it competitive across Airbnb, VRBO and direct channels. Pricing the calendar against live demand, seasonality and local events, and re-pricing as that demand moves.

Hosting the guest

Answering inquiries quickly enough to hold search placement, screening bookings, handling check-in and access, staying reachable during the stay, and resolving problems before they turn into refunds or reviews.

Turning the house over

Scheduling and quality-checking cleanings between guests, restocking consumables, laundering and rotating linens, and getting repairs done inside the few hours between a checkout and the next check-in.

Keeping it legal and accounted for

Local licensing and permits, lodging tax where the platform doesn't collect it, insurance and damage claims, neighbor relations, and monthly owner reporting.

These three get used interchangeably in marketing, and they describe three different products. The clearest way to tell them apart is to ask who's responsible when something physical goes wrong while a guest is in the house.

What's Airbnb management?
Airbnb management, also called short-term rental management, is a service where a company runs a furnished rental on the owner's behalf. That usually covers building and optimizing the listing, setting nightly pricing, managing the calendar across booking platforms, communicating with guests, scheduling cleaning and turnovers, handling maintenance, and dealing with problems as they come up. The manager is generally paid a percentage of booking revenue.
What's the difference between a co-host and a property manager?
A co-host is usually an individual who helps with part of the work, most often guest messaging and calendar management, and often works remotely. A full-service property manager takes responsibility for the whole operation, including the physical property, local vendors, licensing and the guest experience on the ground. The distinction that matters is who's responsible when something breaks at ten at night.
Do I still control my calendar and my house?
Yes. It remains your home. Owners block the dates they want for themselves, their family and their friends, and the property earns the rest of the year.
What should I look at before choosing a manager?
Start with three questions that decide more than the fee does. Whose account will the listing sit on, because that determines who keeps the review history. What the percentage is calculated on, because two managers quoting different numbers are often charging on different bases. And what it will cost to leave, because the surprises usually come from notice periods and existing reservations. Is short-term rental management worth it?
For some homes it is, for some it isn't. It comes down to your property, your market, and what your time is worth. A professionally managed listing generally books more nights and holds a stronger nightly rate than the same home managed part time, and you stop doing the work. Do I need a license to run a short-term rental in Washington?
In most cases yes, and requirements vary sharply by city. Some Puget Sound cities require a local business license and a short-term rental permit, some cap the number of nights or require owner occupancy, and some require a local contact within a set distance of the property. Can I hire someone to manage my Airbnb?
Yes — that's the whole trade. A full-service manager runs the listing, the pricing, the guests, the cleaning, and the compliance, and is paid a percentage of booking revenue, so they earn when you earn. How much can my home earn on Airbnb?

What is the 75-55 rule in Airbnb?
We can't find a standard definition for it, and we do this for a living. The phrase circulates in auto-generated articles and search suggestions, along with an "80/20 rule," and the sources that use them rarely say the same thing. The numbers that do real work are simpler: a well-run listing in our market books 65–75% of its nights, an owner-managed one typically runs 50–60%, and revenue per available night — RevPAR — is the one measure that can't be gamed. Do I have to sign a long-term contract?
No. We don't lock owners into long-term contracts. If it stops working for you, you leave — and because the listing sits on your own Airbnb account with us added as a co-host, your reviews, your Superhost history, and your future bookings leave with you.
Should I run my home as a short-term or mid-term rental?
It depends on the home, the city's rules, and what you want from it. Mid-term rentals — furnished stays of thirty days and longer — earn less per night but book in long blocks, and stays of thirty days or more sit outside most short-term rental permit rules and lodging taxes. I live out of state. Can you still manage my property?
Yes. Inside the greater Puget Sound region, every tier is available, with our own people on the ground. Outside it we offer our Basic tier — pricing, listing, and guest management — because we won't sell on-the-ground work in a city where we've no people.
How do you protect my home from bad guests?
Screening before the stay, an inspection after every cleaning, and documented claims when something does break. Airbnb's AirCover carries up to $3 million in host damage protection with a 14-day filing window, and filing correctly inside that window is part of the job. On our Hands-Off tier we also carry furniture damage coverage ourselves, so a broken lamp doesn't become an owner invoice.
How do Airbnb managers set nightly prices?
Pricing software moves the rate nightly against demand, local events, and comparable listings. The manager's job is the oversight: rate floors, minimum stays, seasonal strategy, and catching what the software misreads. Our software prices the nights, and a person reviews what it decides.
What are the short-term rental rules in my city?
